    We’ve spoken about the rising interest in digital property rights in these newsletters recently, and this week we got to share our thoughts with outlet NAREIT as well. It is getting ahead of the curve in partnership with Google to embed Gemini directly into its Ulta.com website and Ulta Beauty app, as well as extend its product catalog across Google search, shopping and its Gemini AI-driven discovery platform.

Zipline, an American robotics company that designs, manufactures and operates what it says is the world’s largest autonomous delivery system, has widened the number of restaurant and prepared food brands available for delivery by its all-electric drone service in Texas.

    Yelp’s AI chatbot can now make your dinner reservation [EngadgetYelp Assistant can handle natural language queries for finding a specific local business. It can also be used for additional actions, such as making a restaurant reservation or ordering takeout.

From Brooklyn to Berlin, a growing number of independent store owners are saying no to e-commerce, betting a strong in-store experience can draw customers.

    San Francisco Leads the Office Sublease Comeback [PropmodoSan Francisco’s office market is showing a notable shift as sublease space is being absorbed faster than in any other major U.S. city. In the first quarter, sublease inventory dropped by 2.2 million square feet YoY, outpacing declines in Manhattan and Dallas.
